Step By Step Guide in The Buying Process

Pre Approval

Set up a meeting with your bank or mortgage broker before looking at houses. Having a pre-approval in place can speed up the approval process and you will have a more concrete idea of all of the costs involved with purchasing a home

Email Listings

We determine what criteria you are looking for in a home and you will receive daily emails with new listings and updates to existing listings.

Viewing Properties

When you see properties you would like to view in person, we can set up private viewings at your convenience.

Offer

After viewing homes and finding one you love, we will review comparable homes and I will guide you through writing an offer and I will submit it to the selling Realtor.

Negotiations

When an offer is submitted if the seller does not accept the initial offer then we will begin negotiations. We may go back and forth a few times before the offer is accepted by both parties

Inspection & Appraisal

Once the offer is accepted, I will forward the information to your bank or mortgage broker. If necessary a home inspection and or appraisal may also need to be booked. Sometimes there are also other conditions that we will discuss and take care of. You will meet with your home inspector and go over a report. If accepted,

Utilities & Insurance

Once conditions are removed, you can go ahead and set up your utility account and home insurance to begin on possession day

Lawyer Appt

Prior to possession you will meet with your lawyer and sign documents with them, pay your down payment, property taxes (if they aren’t in your mortgage) and go over any things in the
purchase contract that might need attention

Possession Day

Your purchase agreement will give you the timeline of when should get access to the property. When the sellers lawyer receives the money, you will get your new keys!
