Steps to Selling a Home

Bank or Mortgage Broker

Call your bank or mortgage broker to see where things are at with your current mortgage so that you are not experiencing unexpected costs with selling and to get prepared for a new mortgage if you are buying a new property

Home Evaluation

I will come to your home and prove a free home evaluation. This will give you an idea of the value of your home. I will also be able to assist you with tips and suggestions for staging for future showings

Listing

When you are ready to list your home, I will do up paperwork and meet to review the listing agreement. I hire a professional photographer and have the home measured prior to officially listing

Showings

Once the listing goes live, we will have showing requests and ensure the times work for you as well as potential buyers

Offer & Negotiations

When an offer is received we will discuss the conditions and terms and accept the offer or present a counter offer. negotiations begin, whether it be price changes, possession date, inclusions, we may go back and forth many between you and the buyers before the offer is accepted by both parties

Home Inspection & Appraisal

Often conditions of the purchase, once an offer is accepted a home inspection and appraisal may be booked by the buyer

Condition Removal

After the home inspection and financing are satisfied by the buyers, your home will be SOLD

You can now celebrate, but don’t forget
these important steps:

Utilities & Insurance

You will need to call and cancel your utilities and home insurance for possession day

Lawyer Appt

A week or two prior to possession, you will meet with your lawyer to go over documents, discuss how property taxes are adjusted and ensure everything in the contract is in place

Possession Day

You will have until noon on possession day to vacate the property. Once the lawyers receive the funds, the keys will be handed over to the buyers
